Irvine Market Update - November 🏡

Hope everyone had a Happy Thanksgiving! Today’s Insane Seller’s Market is not going anywhere. Rather, it is setting up for an Extremely Hot 2022 market from January 1st and on. Last year there were 2,522 homes available on January 1st. By year-end, there will be less than 1,500 homes, 41% fewer than the start to this year. Low supply matched with overabundant demand, coupled by low mortgage rates, point to a hot housing market through Spring 2022.

  • Active Inventory plunged by 4% in the past two weeks. With the start of the Holiday Market, expect the inventory levels to plunge and drop below 1,500 homes by year’s end, at least another 17% lower than today. The fewest number of homes come on the market in the month of December.
  • Demand drops 4% during the Holiday Market. During the holidays, many buyers who have written offer after offer for months to no avail will place their home searching efforts on hold so that they can enjoy the festivities of the season. Demand will plunge to its lowest level of the year upon ringing in the New Year.
  • Days on Market - With a similar drop in both supply and demand, the Expected Market Time (the number of days to sell all Orange County listings at the current buying pace) remains unchanged at 23 days, an extremely Hot Seller’s Market (less than 60 days).

The market has not shown strong directional trends in terms of supply and demand.  However, inventory is sufficiently low to keep us in the Seller's Market zone and prices have been moving upward as a result.

Dr. Reshmi Basu obtained her medical degree at UC San Diego and completed her residency in Pediatrics at Children’s Hospital of Orange County. She has been practicing as a general pediatrician at Pediatric and Adult Medicine in Tustin. Dr. Basu has been involved with the American Academy of Pediatrics — Orange County chapter as an executive board member since 2017 and currently serves as Vice President. She chose pediatrics because she has always been amazed by the great resiliency of children and has a strong passion for child advocacy. Dr. Basu lives with her husband and two kids in Orchard Hills and loves spending as much time as possible with them outdoors.
