Newsflash! Inventory is finally rising! Active listing inventory has increased by 6% from record lows. Supply of homes is expected to rise throughout Spring and Summer markets, which will hopefully slow the market to become more balanced.
While not immediately noticeable, demand has actually dropped by 3%. This is an indication that buyers are getting frustrated by rapidly increasing prices, bidding wars, and overpriced properties.
However, the market continues to be a Hot Seller's Market with homes selling in less than 60 days, tons of showings, multiple offers, and home values rising rapidly.
Sellers: Now is the time to sell with limited inventory, high demand, and record-high sales. Pricing is key and overpriced properties will become stale.
Buyers: Although the market can be frustrating with low inventory, waiting to buy will be costly as home prices and mortgage rates increase.
