GOING, GOING, GONE!
When a record low number of available homes is matched with fierce pent-up demand, it results in homes selling immediately and more than their asking prices. To give you an example, on one recent listing, I received 15+ offers (with 10 offers already 150K+ above asking price) in 2 days. When demand outstrips the supply, we are in an outrageous, red-hot housing market where buyers are pit against each other creating survival of the fittest.
BUYERS: DO NOT WAIT! The active listing inventory increased by 190 homes in the past couple of weeks, up 18%, and now sits at 1,270 homes! It is the largest increase for this time of year since 2006. Now is still the ideal time to start looking for a home. Once Spring and Summer hits, there will be a predominately higher number of buyers, and prices will be even higher. Rates are also dramatically climbing from December of last year at 3.05% to 3.55% now.
SELLERS: IT'S AN AMAZING TIME TO SELL! Although inventory has risen slightly to 1,270 homes, that is still far from normal. The 3-year average prior to the pandemic was 4,843 homes, nearly quadruple more! There are simply not enough homes available to match demand. With today's limited inventory and a world of buyers looking to purchase, now is the time to sell with record high prices!
