With the number of available homes to purchase at extremely low levels, there simply are too many buyers competing against each other! When the expected market time drops below 40 days, the seller's market shifts from "HOT" to "INSANE" and today it is at 20 days. The median days on market is 6 days, less than a week. Home values will continue to increase and inventory will remain scarce!
BUYERS: TAILOR YOUR OFFERS! To be best prepared to purchase a home, it is imperative to have everything in order to compete in this market! If you are a cash buyer, be prepared to close quick and to have no contingencies. If you are a buyer with financing, contact your lender to not only be pre-approved, but fully underwritten, reduce or waive contingencies, and at least 10%-20% over list to be even considered for a counter offer. Inventory is down 51% from the year prior, which means once a home hits the market, be prepared to submit an offer immediately.
SELLERS: THE MARKET IS YOURS! With today's dire numbers at an all time low, sellers get to call most of the shots! Today, there is an average of 1,556 homes available to purchase in all of Orange County. There were 2,349 homes last year, 51% more than today. The six-year average from 2014 to 2019 for this time of year was 5,432 homes, and additional 249% more! The current inventory level is severely low and the main reason why home values are skyrocketing and selling beyond list price. It's more than a seller's market, it's a seller's dream!
