Irvine Market Update - April 🏡

HOUSING SLOWING
Trends have emerged that the Orange County housing market is starting to cool.  The current active inventory has increased by 60% since mid-January, from 1,080 to 1,732, up 652 homes.  With the dramatic rise in mortgage rates from 3.25% at the start of the year to 5.25% today, the change has stalled home sales a bit within the past several weeks. 

BUYERS: SLIGHTLY LESS COMPETITION!  Even though there is a slight cooling trend on the horizon, the market is still insanely hot!  Careful pricing and negotiating is becoming an essential ingredient to successful sales.  Homes that are priced well and in good condition will fly off the market.  Homes that are overpriced, in poor condition, or have an inferior location will accumulate on the market, allowing buyers a chance to buy a home at or lower than list price.

SELLERS: STILL HOT ON THE SELL SIDE While there are definitely cracks in the Orange County's pandemic induced housing run, the market is still an insanely Hot Seller's Market.  With the supply surging higher and demand dropping, the Expected Market Time decreased from 20 to 23 days.  At 23 days, it still remains an insane, Hot Seller's Market where there are a ton of showings, sellers get to call the shots during the negotiation process, and multiple offers are the norm.
