NO BARGAINS!
In comparison to last year, the housing market is profoundly different with higher mortgage rates, more available homes, lower demand, and longer market times. While the industry adjusts to the new "normal", it is important to set proper expectations for the remainder of the year.
BUYERS: NOT YET A BUYERS MARKET! The market has shifted. Homes are no longer selling instantly. As a result, many buyers are sitting on the sidelines waiting for prices to plunge, but this simply will not happen especially in Orange County. Homeowners across the country purchased their homes with huge down payments, extremely strong credit scores, and money in the bank.
SELLERS: THE BUYERS MARKET IS CLOSING IN! The insane, instantaneous market may be gone, yet Orange County is still a slight seller's market. In Orange County, inventory remains low, below its pre-pandemic 3-year average. Demand is up 7% over the past two weeks, though still low with the increased interest rates. The U.S. housing market continues to move toward a more balanced supply and demand market compared to the 2021 frenzy.

Despite the consistent decrease in Market Action Index (MAI), we’re in a Seller’s Market (where significant demand leaves little inventory available). If the MAI begins to climb, prices will likely follow suit. If the MAI drops consistently or falls into the Buyer’s zone, watch for downward pressure on prices.
